What do I do with the things that are too nice to put in a yard sale?

You have options, and ELS can help you access them. Whether it’s a public estate sale, specialized auction, or private sale, our team can coordinate the appraisal and sale of fine antiques, firearms, art, etc.

The property is showing some wear and tear. Do I need to update it before I put it on the market?

Yes—if you’re in a position to invest some capital into the property, you will see a positive return on your investment, not only in the final sale price of the property but in the overall time spent on the market. I don’t know who I should hire to do the work. Do you have contractors you trust?

Once the property is cleaned up and ready for market, who should I hire to market it for sale?

How long will all this take?

Every situation is different based on your needs, but we strive to have every ELS client at the closing table within 90 days. Circumstances that may extend this timeline include surprise property issues such as hidden defects, inclement weather impacting exterior renovations, holidays, and disputes amongst heirs.

Should I just auction the property?

It depends on your priorities and the characteristics of the property. Auctions may lead to faster sales and higher purchase prices, but you have less control over the situation and may ultimately not get a higher price for the property. Location and property condition also play a high impact role in the success or failure of a property auction. The ELS team is well-versed in these extenuating circumstances and can share detailed pros and cons with you, so you can make an informed decision.

Who pays for the property to be prepared for sale?

The owner is responsible for meeting with each contractor that ELS recommends to discuss the work necessary and accept or decline contractor estimates. Once the work has been completed, it is the owner’s responsibility to pay the contractor for his or her work.
